We most frequently receive calls from a buyer’s realtor to go and inspect a roof for a client who is thinking about purchasing a house.  The home is often under contract by the potential buyer and they are looking for someone to provide a roof inspection to see if they need to ask the seller to fix or replace the roof before closing.  Our suggestion to you is simple: if you are thinking about selling your home, call us and have us come out and do a roof inspection so that you can provide that information to your listing agent and have it available to the potential buyer up front.  If the roof needs to be repaired or replaced, we can take care of that before you even list your house.  That way you can provide the information necessary to your listing agency so that the buyer can feel good about the effort that went into maintaining the health of not just the roof, but the entire house.  To make this easier, we can break this down into some simple to follow steps:

  1.  Give us a call and schedule a time for us to provide you with a roof inspection.
  2. We will come out and inspect the roof checking for any minor and major defects.
  3. We will provide you with our recommended list of items to be repaired, or if it is bad enough, we will suggest a roof replacement.
  4. Once the necessary adjustments are made, you can hold on to the report and the invoice we send you to provide to the listing agent in case a possible buyer is interested in the roof.

Home Inspection roof issues can vary depending on the severity of the findings.  In some cases we will find shingles missing and in need of replacement.  In these situations we can usually just get away with replacing a few shingles to repair the issue.  Another example would be flashing repair.  Sometimes the flashing for different venting pipes are in need of repair due to the normal wear and tear over time.  This does not mean that we will have to replace the whole roof, these are just some examples of much needed repairs.  

     Potential buyers will have inspections done on the house before closing, and you want to be sure that they have nothing to worry about with their findings.  Having a roof inspection done will help to reduce the items that they will find on their own inspections.  When you decide to list your house, you can include the price of the repairs or replacement in your listing price so that you can receive that return on your investment.
